What Is Subfloor Leveling and Why Does It Matter?
What this page answers: what subfloor leveling actually involves, how it differs from basic prep, what it costs, and when it is required.Subfloor leveling is the process of grinding down high spots and filling low spots in your subfloor before a new floor is installed. It is separate from basic subfloor preparation, which covers sweeping, removing staples, and cleaning old adhesive. Leveling matters because an uneven subfloor causes flooring to flex, separate at the joints, and fail early regardless of product quality. It cannot be accurately quoted until the existing floor is removed and the subfloor is fully exposed.
Leveling vs Basic Subfloor Preparation: The Difference
Basic subfloor preparation is included in every flooring installation: sweeping the surface clean, removing old staples and nails, scraping off old adhesive residue and glue, and clearing debris. This work does not cost extra. It is part of every job we do.
Subfloor leveling is a different category entirely. It involves grinding down high spots that exceed the flatness tolerance for the specific flooring product, and filling low spots with a self-leveling compound that needs time to cure before anything goes on top. This work is quoted separately because it cannot be accurately measured until the existing floor is removed and the subfloor is fully exposed.
Any contractor who quotes leveling before seeing the subfloor is estimating, not measuring. The number will change once they actually see what is under the floor. Why an Uneven Subfloor Causes Floors to Fail
Every flooring product has a flatness tolerance specified by the manufacturer, typically no more than 3/16 of an inch deviation over a 10-foot span. When the subfloor exceeds this tolerance, planks cannot rest flat against the surface. They flex into the voids every time someone walks across them. That repeated flexing puts stress on the locking joints between planks.
Over time, those joints crack and separate. Seams open. Edges lift. The floor develops a hollow sound underfoot. None of this is a product defect. It is an installation problem caused by inadequate subfloor preparation. Most manufacturer warranties specifically exclude failures caused by out-of-tolerance subfloor conditions.
What Subfloor Leveling Costs in the Bay Area
Typically, we charge self-leveling cement at $300/bag installed, and each bag usually covers around 10-20sf depending on how much correction is needed. In most cases, it's not the entire floor, just certain spots that need adjustment. Some intangibles: sometimes we have to grind down high spots. The exact cost cannot be determined until the existing floor is removed.
This is why we cannot provide a complete project cost before the demo is done when leveling may be involved. We give you the range upfront, confirm the scope once the floor is out, and get your approval before any leveling work begins. Nothing additional proceeds without your sign-off.
Which Floors Are Most Sensitive to Subfloor Flatness
Thinner flooring products are less forgiving of subfloor variation than thicker ones. Thin LVP at 4mm or 5mm telegraphs every high and low spot directly to the surface. Quality LVP at 8mm and above can span minor imperfections. Hardwood at standard thickness is similarly sensitive to subfloor flatness and requires leveling when the tolerance is exceeded.
The product you choose affects how much leveling is required. One reason thin LVP costs less per square foot in materials is that it often requires more leveling work to install correctly, which adds back to the total project cost. We factor this in when recommending products for a specific home.
How Long Does Leveling Take
The leveling compound itself applies in an hour or two for a typical room. The cure time before installation can begin is where the schedule is affected. Most self-leveling compounds require 24 hours of cure time before foot traffic and installation. Some require longer depending on the product and the thickness of the pour. We build this time into the schedule and do not compress it.
In many cases, leveling and acclimation of the hardwood run at the same time, so the overall project timeline does not extend by the full cure period. We sequence these steps to keep the project moving without skipping anything.
How Redeemed Flooring Handles Subfloor Assessment
We check subfloor flatness with measuring tools on every job, not by eye. If leveling is needed, we document what we find, show you the conditions, and get your approval before any leveling work begins. We quote leveling separately from materials and installation so you can see exactly what you are paying for and why.
We also tell you when leveling reveals something more serious than flatness variation. Soft spots, structural issues, and signs of past water damage are conditions that need to be addressed before any flooring proceeds. If we find something, we stop, show you, and explain the options. We do not install over problems we have found.
"A flat subfloor is not a luxury. It is the condition under which every floor warranty is valid."
A floor installed over an uneven subfloor will tell you about it within the first year.
The right prep, done correctly before installation begins, is what makes the floor perform the way the product was designed to perform.
